What owners in Estepona need to know
In Estepona we have found no freeze, cap or municipal bylaw on holiday lets adopted in 2025 or 2026: Andalusian and national rules apply.
That does not mean little competition: by 3 July 2025 Estepona had over 2,000 applications to the national rental register, the 15th-highest figure in Spain.
What weighs most here is the season. INE does not publish tourist-apartment data for Estepona, but its hotels logged 207,065 overnight stays in August 2025 against 31,399 in January — more than six times as many; 72% of August's were by guests living abroad.
If you are buying in a community building, remember that since 3 April 2025 a new holiday let needs the express approval of the owners' community, by a three-fifths majority.
