What owners in Nerja need to know
Nerja has approved no municipal limit on holiday lets. Its 2025–2030 Housing and Land Plan, given final approval by the council on 30 October 2025, includes a programme to assess their impact on access to housing and determine whether limits on new ones are needed.
At the May 2026 council meeting the town hall said the Junta de Andalucía is still studying its request to be declared a stressed housing area (zona tensionada). It is worth keeping an eye on.
It is one of the most seasonal markets on the coast: in regulated tourist apartments, occupancy per unit went from 30% in January 2025 to 82.7% in August (INE). To make a Nerja home pay all year, winter has to be worked with mid-term and long stays.

Nerja has 4,425 homes holding a tourist licence and only 2,731 listed on Airbnb, Booking or Vrbo. If you hold a licence and are not using it, that is a stalled asset — and since 2026 a new one is much harder to get.
